Continuity of operation for office and commercial buildings

Administrative and commercial buildings depend on the continuous availability of electricity more than it might seem at first glance. The operation of the reception, lifts, access systems, server room, air-conditioning, lighting and security — all of it requires power and stops working immediately during an outage.

The impact is not only technical. An outage during the working peak means blocked lifts, non-functional IT, an interrupted reception and a direct impact on dozens or hundreds of building users. For the building manager and tenants it is a real operational burden and a reputational risk.

Standby power of key circuits helps ensure the building stays functional during a distribution-grid outage — without the need for manual intervention. A standby generator does not have to cover the full output of the building: the goal is to correctly identify the priority circuits — lifts, IT, reception, access systems — and design the backup exactly for them. The result is a functional and economically justified solution.

What an outage causes in an administrative building

Reception stops

The reception is the nerve centre of an administrative building — during an outage the entrance, communication and building administration stop working. Backup of the reception keeps the building operating.

Lifts blocked

Lifts are key infrastructure in multi-storey buildings. Their blockage during an outage restricts the movement of people and can trap passengers.

IT and servers down

An unplanned server shutdown can cause data loss, interruption of applications and an outage of the whole company infrastructure. IT backup is standard in office buildings.

HVAC stops

Air-conditioning and ventilation are among the largest consumers in office buildings. Without them the building stops being operable in summer and winter.

Access systems offline

Entrance turnstiles, chip access, camera systems and security automation stop fulfilling their function without power.

Noise and generator placement in a built-up environment

Administrative buildings are located in built-up areas, often near other buildings or residential zones. Generator noise is therefore a parameter that enters the design from the very beginning — together with output and configuration.

Acoustic executions

  • An integrated acoustic enclosure significantly reduces operating noise. For installation in built-up areas or near buildings, canopied execution is the standard.
  • Installation in a technical room or under a canopy protects the generator against the weather and further reduces noise.
  • Residential or industrial exhaust silencers are an optional part of the design for buildings with stricter noise requirements.

Placement and access

  • Technical room, basement, roof canopy or outdoor installation — each location is designed individually with respect to the building layout.
  • Generator placement must allow easy access for regular maintenance and service response — without interfering with the operation of the building.
  • A correctly designed and placed solution ensures the generator fulfils its function without disturbing the operation of the building or the surrounding environment.

Key design parameters

The right solution depends on the specific building — its size, technologies, priority circuits and operating conditions. These are the parameters that enter every design.

Required output

Total consumption of priority technologies — lighting, lifts, air-conditioning, IT, reception, access systems. Output is set with respect to the simultaneity of operation.

Size and type of building

A small office building and an extensive administrative centre have completely different requirements. Sizing starts from the concrete size, layout and technical equipment of the building.

Type of powered technology

Motor load — lifts, air-conditioning, ventilation — draws several times more at start-up than in steady operation. This characteristic enters the generator sizing directly.

ATS / automatic transfer

Automatic takeover without manual intervention is the standard for commercial buildings. A correct ATS configuration ensures transfer within seconds, without the need for staff on site.

Required operating time

Standby for the grid-restoration period or longer autonomous operation. Operating time determines the fuel tank size and the overall system configuration.

Noise

Administrative buildings are surrounded by other buildings and operations. Canopied execution with acoustic treatment and correct generator placement are the key to meeting noise limits.

Installation site

Technical room, outdoor installation, canopy or container execution — placement depends on the building layout, service access and requirements for noise and appearance.

Tank size

Integrated or separate tank for the required standby period. Refuelling access, local regulations and safety requirements are part of the design.

Coordination with the building's main switchboard, existing installation, UPS backup and control systems ensures reliable functioning of the whole standby system. What the complete solution consists of

Generator unit

Industrial AKSA generators with Perkins, Doosan or Volvo Penta engines. Outputs typically 20–250 kVA for standby power of office and commercial buildings of various sizes.

ATS — automatic transfer

The transfer switch provides automatic takeover during a grid failure without manual intervention — with transfer within seconds. Configuration of the reaction speed and the scope of powered circuits is part of the design.

Switchboards and connections

Power and control switchboards, cable interconnections, coordination with the building's main switchboard and the existing installation. The design respects the existing infrastructure.

Fuel management

Integrated or separate tank sized for the required operating time. Safety requirements, refuelling access and possible double-wall tank requirements are part of the solution.

Acoustics and placement

Canopied execution for outdoor installation or a technical room. Exhaust silencers and acoustic treatment to meet noise limits in built-up areas and preserve the comfort of the surroundings.

Commissioning and service

GSM alarms and automatic notifications, regular maintenance and service arrangements. The standby system must be in a ready state always — even during long periods without use.
